释义	法律分析：如果承租人未及时提出继续租用的要求，但在租赁期满后又未及时迁出承租的房屋，即属违约行为。这时，承租人除了应当支付逾期使用期间的租金外，还应偿付违约金，如果因这一违约行为给出租人造成经济损失，而这种损失已超过违约金的，还应给予赔偿。法律依据：《城市房屋租赁管理办法》第十条房屋租赁期限届满，租赁合同终止。承租人需要继续租用的，应当在租赁期限届满前3个月提出，并经出租人同意，重新签定租赁合同。
