释义	根据法律规定，当事人转让房产，办理房产转让合同公证，应注意下列事项： 1、没有房地产经营权的单位转让房产，必须委托经市政府批准成立的房地产交易所代理进行交易。 2、转让方必须领有市房地产权管理处核发的房地产证尚末领取房地产证的，不得办理房产转让合同公证。 3、如果房产已作为抵押财产，在抵押期间，房产所有权人未经抵押权人明示同意，不得转让。 4、房产为数人共同共有的，转让房产须经全体共有人同意，部分共有人不得擅自转让共有房产。
