购房合同改名必须先与开发商协商一致，否则无权擅自解除原协议。相关问题需与开发商自行协商。
签订购房合同应该注意交易主体从事二手房交易的资格是否符合。如卖方是否有房产证，产权是否清晰；还没有拿到产权证的现房不能买卖；若是期房出售则必须由开发商作出担保等。同时交易前，作为买方，可要求卖方提供房屋的权属证明文件、身份证明及相关证件，并到所属房地产交易中心查验房屋的权属登记情况。只有对交易主体的资格进行审查和判断，获得确认后，交易才可进行。
一、签好购房合同要注意的事
1、弄清楚合同中的当事人
在新房买卖过程中合同签署涉及两个当事方：一为购房者，一个是开发商。购房者，即购房合同中的“买受人”，他将要成为房屋产权证上记载的所有人；需要支付房款；一旦违反合同约定，承担违约责任。
2、核实房屋状况：在看房的时候从以下几个方面入手了解：房屋建筑状况、房屋小区状况、房屋权利情况。这些情况的核实，有利于你控制好交易的实际成本和风险；违约责任。
3、明确交易程序：二手房交易可分为看房、签约、按合同约定明确时间给首付款、过户、交房、给余款几大步骤。这几个步骤需要注意：保留好交易的证据、过户是一定要房产证上所有人都到场才可以过户、在交房时要查看清楚对方是否缴纳清了物业费、水电煤气费；这一点在购房签合同注意事项中是非常需要注意的，如果交易流程有那些都不知道的话，将来在过户的时候会非常麻烦的，有可能为自己带来损失。
