释义	法律分析：委托卖房的委托书需要公证，没有公证的委托书不具备效力，所以如果要办理买房委托的话双方应该尽早到公证处去办理。委托公证以后，被委托人就可以代替购房者进行购房相关的操作了。法律依据：《中华人民共和国公证法》第六条公证机构是依法设立，不以营利为目的，依法独立行使公证职能、承担民事责任的证明机构。第七条公证机构按照统筹规划、合理布局的原则，可以在县、不设区的市、设区的市、直辖市或者市辖区设立设区的市、直辖市可以设立一个或者若干个公证机构。公证机构不按行政区划层层设立。
