释义	1、公共维修基金按照法规规定，共用部位是指住宅主体承重结构部位(包括基础、内外承重墙体、柱、梁、楼板、屋顶等)、户外墙面、门厅、楼梯间、走廊通道等。维修基金用于物业保修期满后共用部位、共用设备设施的大中修和更新、改造。当乙方转让房屋所有权时，结余维修基金不予退还，将随房屋所有权同时过户。
