释义	不可以退。签订了认购协议书，交了首付款，就是合法有效的，是不能退房的。如果想要退房，必须与对方协商，取得对方的同意。即使对方同意退房，买房人也应当承担违约责任，赔偿卖房人的损失，所以，首付款是不能全部退还的。《民法典》第一百一十九条：依法成立的合同，对当事人具有法律约束力。第五百七十七条：当事人一方不履行合同义务或者履行合同义务不符合约定的，应当承担继续履行、采取补救措施或者赔偿损失等违约责任。
