释义	法律分析：购房协议是有效的，但还没有发生法律效力。但有以下情况时合同无效: (一)房地产分离出卖; (二)产权未登记过户; (三)产权主体有问题; (四)侵犯优先购买权; (五)单位违反规定购房; (六)价格欺诈，显跌公平; (七)非法转让。法律依据：《中华人民共和国民法典》第一百五十三条违反法律、行政法规的强制性规定的民事法律行为无效。但是,该强制性规定不导致该民事法律行为无效的除外。
