释义	法律分析: “土地使用权证”，是配合你所购买的房屋产权证的，土地证上会有一个年限，也就是常说的住宅70年，办公50年，商业40年。也就是说开发商拿地前要交相应年限的土地出让金。法律依据: 《中华人民共和国土地管理法实施条例》第一百四十九条住宅建设用地使用权期间届满的，自动续期。非住宅建设用地使用权期间届满后的续期，依照法律规定办理。该土地上的房屋及其他不动产的归属，有约定的，按照约定有约定或者约定不明确的，依照法律、行政法规的规定办理。
