拖欠房租可以报警处理吗 |

拖欠房租可以报警，但是这涉及的是民事纠纷问题，警察一般是不管的，他们去了也只是做做调解工作。在这样的情况下，房东首先可以和承租人进行协商，协商不成的，可向法院提起诉讼，同时申请财产保全。
如果是恶意欠租，则可按照合同约定，行使收回房屋的权利，按照新的规定，住宅用房承租人累计三个月未支付租金，经出租人催告后，在十五日内仍未支付的，出租人可解除租赁合同，你的房屋承租人发生拖欠租金三个月，你须履行催告的义务，在承租人15天仍未支付的情形后可解除租赁合同。关于损失部分，因承租人违约行为导致房屋租赁合同解除的，出租人可以要求承租人赔偿租赁房屋闲置期间的租金损失，但最长不得超过六个月。
承租人有下列行为之一的，出租人有权终止合同，收回房屋，因此而造成损失的，由承租人赔偿：
1、将承租的房屋擅自转租的；
2、将承租的房屋擅自转让、转借他人或擅自调换使用的；
3、将承租的房屋擅自拆改结构或改变用途的；
4、拖欠租金累计6个月以上的；
5、拖欠住宅用房无正当理由闲置6个月以上的；
6、利用承租房屋进行违法活动的；
7、故意损坏承租房屋的；
8、法律、法规规定其他可以收回的。
综上所述：对于拖欠房租其实有一个性质偏向，属于民事纠纷不属于刑事纠纷，虽然可以报警，但警察去了也只是做做调解工作。

第二十二条
承租人必须按期缴纳租金，违约的，应当支付违约金。该法第24条第（四）项也同时规定，拖欠租金累计达6个月以上的，出租人有权终止合同，收回房屋，因此而造成损失的，由承租人赔偿。
