释义	小产权房可以申请贷款，但一般银行是不支持贷款购买小产权房的，可以选择在民间担保公司申请贷款。小产权房是指在农村集体土地上建设的房屋，未办理相关证件，未缴纳土地出让金等费用，其产权证不是由国家房管部门颁发，而是由乡政府或村政府颁发的，没有国家发放的土地使用证和预售许可证，购房合同在国土房管局不会给予备案。所谓产权证亦不是真正合法有效的产权证。所以，银行一般不支持贷款购买小产权房。《关于农村集体土地确权登记发证的若干意见》中明确指出小产权房不得登记发证，也就是说小产权房没有国家颁发的房产证。
