释义	法律分析：擅自将居住用房改非居住用房的，应经过有利害关系的业主的同意。否则便是违法行为。法律依据：《最高人民法院关于审理建筑物区分所有权纠纷案件具体应用法律若干问题的解释》第十条业主将住宅改变为经营性用房，未按照物权法第七十七条的规定经有利害关系的业主同意，有利害关系的业主请求排除妨害、消除危险、恢复原状或者赔偿损失的，人民法院应予支持。将住宅改变为经营性用房的业主以多数有利害关系的业主同意其行为进行抗辩的，人民法院不予支持。
