释义	分为两种情况：第一、如果要赠与房子的所有权已转移，即已经办理了新的房屋登记，此时赠与房屋不能收回。第二、如果赠与房屋的所有权并未转移，则可以办理赠与撤销手续。同时撤销赠与还必须满足：不具有社会公益、道德义务性质的，以及并未进行公证的赠与合同，才可以任意撤销。【本文关联的相关法律依据】《中华人民共和国民法典》第六百五十八条赠与人在赠与财产的权利转移之前可以撤销赠与。经过公证的赠与合同或者依法不得撤销的具有救灾、扶贫、助残等公益、道德义务性质的赠与合同，不适用前款规定。
