释义	法律分析：农村宅基地是不可以买卖的，也不可以继承，因为属于农村集体资产。私下买卖宅基地属于违法现象，就算卖给受让方，受让方也是无法过户到他的名字下。法律依据：《中华人民共和国土地管理法》第六十二条有条件的允许宅基地使用权转让不为法律所禁止。需具备的条件有： (一)转让人拥有二处以上的宅基地(二)转让人与受让人为同一集体经济组织内部的成员(三)受让人没有住房和宅基地，且符合宅基地使用权分配条件(四)转让行为征得集体经济组织同意。以上条件应同时具备。
