房屋保质期内的漏水维修。这一般都是由地产商的客户关系部门下属的一个房修组负责，物业一般不插手，最多通报转告一声，两头反馈信息。
如果是小的开发公司，那它会委托物业公司直接联系施工单位，但是这个维修责任还是有开发公司承担。

《中华人民共和国民法典》 第二百七十一条 业主对建筑物内的住宅、经营性用房等专有部分享有所有权，对专有部分以外的共有部分享有共有和共同管理的权利。
