释义	法律分析: 收取物业费需要签物业合同，但物业合同不是由业主个人与物业签订的，前期的物业合同是开发商与物业公司签订的，后期的物业合同一般是由业主委员会与物业公司签订的，在物业管理服务中，业主大会或者业主委员会的决定，对业主具有约束力。《中华人民共和国物业管理条例》第四十一条业主应当根据物业服务合同的约定交纳物业服务费用。业主与物业使用人约定由物业使用人交纳物业服务费用的，从其约定，业主负连带交纳责任。已竣工但尚未出售或者尚未交给物业受人的物业，物业服务费用由建设单位交纳。
