释义	法律分析：交房是开发商向业主履行交付的义务，他委托物业向业主交付，也是可以的，但实际上物业应该提供委托书。法律依据：《最高人民法院关于审理商品房买卖合同纠纷案件适用法律若干问题的解释》第十七条商品房买卖合同没有约定违约金数额或者损失赔偿额计算方法，违约金数额或者损失赔偿额可以参照以下标准确定：逾期交付使用房屋的，按照逾期交付使用房屋期间有关主管部门公布或者有资格的房地产评估机构评定的同地段同类房屋租金标准确定。因此，开发商逾期交付房屋，应当承担违约责任。
