父亲去世后，留下的房子应该怎么样过户的 |
| 释义 |
一、房产继承应先到被继承房产公证处办理房产继承公证，再到房产交易中心办理房产继承手续。
二、继承公证需要带两个证明和两个证件
1、到被继承人所属派出所开被继承人的死亡证明
2、到死者所在单位(或者居委会、村委会)开具继承人证明
3、继承人的身份证明
4、被继承的房产证或其他证明文件。
5、被继承人生前所立的遗嘱(遗嘱继承的情况)。
三、到房产交易中心办理房产继承所需提交资料
1、房屋所有权证书
2、继承公证
3、继承人身份证及复印件
4、房屋所有权登记申请书(收件窗口领取)。
四、所需费用：
1、继承公证费继承公证费按照继承人所继承的房地产评估价的2或按照受益额的2收取，最低不低于200元。
2、房地产价值评估费用档次标的总额(万元)累进计费率‰文件依据1100以下(含100)5京价(房)字1997第419号2101以上至10002.531001以上至20001.542001以上至50000.855001以上至80000.468001以上至100000.以上

13、房地产继承过户税费由房屋评估价0.05的合同印花税、100元的登记费、5元的权证印花税组成。
4、契税法定继承人继承房地产，免交契税非法定继承人根据遗嘱承受房屋权属的需要缴纳契税1.5。注意事项：
一、如果法定继承人不只一个，而房产只过户给其中一人的话，需要其他人的书面同意，表示放弃对房产的继承。
二、若房改房、经济适用房继承，还需提供《房改售房价格审查书》、《已购住房上市交易申请审批表》(收件窗口领取)
三、若继承人不能亲自办理，需提交委托书或公证书及受托人身份证及复印件
四、法院判决的需提交法院判决书和协助执行通知书
五、若继承人未成年，需提交监护人身份证原件及复印件。因此，被继承人可根据以上规定办理房产过户手续。
