释义	契税的征税对象是境内的土地、房屋。契税是不动产的产权发生转移变动时就当事人所订契约按产价的一定比例向新产权人征收的一次性税收，其应纳金额=成交价×适用税率。法律依据：《契税暂行条例》第一条在中华人民共和国境内转移土地、房屋权属，承受的单位和个人为契税的纳税人，应当依照本条例的规定缴纳契税。第三条契税税率为3—5％。契税的适用税率，由省、自治区、直辖市人民政府在前款规定的幅度内按照本地区的实际情况确定，并报财政部和国家税务总局备案。
