释义	房屋维修基金后期不可以退，房屋灭失的除外。住房维修基金应当按购房款2-3%的比例交纳，实行“钱随房走”的原则，房屋转让时，账户里的余额资金也随之转移给房屋的新的产权所有人。【法律依据】《住宅专项维修资金管理办法》第二十九条房屋灭失的，按照以下规定返还住宅专项维修资金：（一）房屋分户账中结余的住宅专项维修资金返还业主；（二）售房单位交存的住宅专项维修资金账面余额返还售房单位；售房单位不存在的，按照售房单位财务隶属关系，收缴同级国库。
