释义	法律分析：我国现行的法律法规尚未明确规定不能收取转让费，所以，收取转让费是业主与承租者的私人约定，属于“你情我愿”。但是，收取转让费的前提应当是转让合法。应当是在征得房东的同意后才可以转让。根据我国民法和民法典的相关规定，转租需要经过房东同意，否则不得转租，更别提收取转让费了。法律依据：《中华人民共和国民法典》第七百二十条在租赁期限内因占有、使用租赁物获得的收益，归承租人所有，但是当事人另有约定的除外。
