释义	大房产证其实也就是房屋产权证明，就像每一个宝宝出生以后有出生证明一样是同一个道理。大房产证也就是开发商在竣工以后为房地产登记的初始证明，只能由开发商进行办理。房产证就是每一个买房子的人所获得的房地产权证，也就是产权证书，这就需要买房子的人去房产交易部门办理，也可以委托房地产开发商进行办理。一般大房产证里面权利人填的都是开发商，这是因为开发商对整个楼层都有产权的一个证明。平时我们所看到的房地产权证一般都是小产证，只有房产商得到大产证后，才能把房子出售给购买者，才能办理小产证。
