房屋年折旧费如何计算 |

(一)建筑造价是核算折旧费的基础，由建造中必要的物质消耗、劳动报酬和税金、利润所组成，是住宅经营中的进货价。
它只应是住宅本身的进价，而不应包括其他费用。由于住宅的使用年限长达几十年，甚至一百多年，在这样长时期内物价变化很大，故一般均不以其原始造价为计算依据，而按重置，即在现实条件下重新建造该类住宅所需的货币支出来计算。
(二)房屋的残值，是指房屋经过长期使用，失去使用价值后，经过拆除清理以后残留的建筑材料的价值。清理费用是拆除清理报废的破旧房屋时所支付的人工、机具的费用，它作为使用房屋的追加耗费，应计入成本之内。一般都以残值扣除清理费用后的剩余部分为净残值，简称残值。因为它在住宅价值中所占的比例不大，而且是在住宅报废后才能得到的，因此它与原值无法比较。
(三)使用年限，是住宅实物形态经外界的物理、化学因素作用下，从而发生有形的磨损;在有形的磨损下，住宅能维持正常使用的年限，称为使用年限。使用年限是由住宅的结构、质量决定的自然寿命。折旧年限，是住宅价值转移的年限，它是由使用过程中社会经济条件决定的社会必要平均使用寿命，或称经济寿命。折旧年限除与使用年限有关外，还受无形损耗的影响。
