释义	法律分析: 在居住的过程中，租客由于使用不当等原因对房子中物品造成损坏的，合同中有约定的要按照合同约定的执行，如果没有约定的，租客与房东协商一致，按照协商的结果来执行。法律依据: 《城市房屋租赁管理办法》第二十一条出租住宅用房的自然损坏或合同约定由出租人修缮的，出租人负责修复。不及时修复，致使房屋发生破坏性事故，造成承租人财产损失或者人身伤害的，应当承担赔偿责任。租用房屋从事生产、经营活动的，修缮责任由双方当事人在租赁合同中约定。
