释义	法律分析：前业主欠物业费按照双方在购房合同中的约定处理；合同没有约定的，在卖房人交房之前，卖房人与物业公司之间是物业服务合同关系，应该由卖房人承担物业费；买房人交纳物业费的义务起于卖房人交付房屋之后。法律依据：《物业管理条例》第四十一条业主应当根据物业服务合同的约定交纳物业服务费用。业主与物业使用人约定由物业使用人交纳物业服务费用的，从其约定，业主负连带交纳责任。已竣工但尚未出售或者尚未交给物业买受人的物业，物业服务费用由建设单位交纳。
