释义	当事人约定了租赁期限的，为定期租赁；未约定租赁期限的，为不定期租赁。租赁期限6个月以上，而未采用书面形式的，应当视为不定期租赁。定期租赁和不定期租赁合同的租赁期限均不得超过20年。租赁期限超过20年的，超过部分无效。《民法典》第七百零五条，租赁期限不得超过二十年。超过二十年的，超过部分无效。租赁期限届满，当事人可以续订租赁合同;但是，约定的租赁期限自续订之日起不得超过二十年。法律依据《民法典》第七百零五条
